Project
Synopsis

Project name: Llangefni Police Hub

Location: Llangefni Isle of Anglesey

Contract: JCT Standard with Quantities

Value: £2,020,000

Duration: 21 Weeks

Summary:

New build construction of a state of the art, modern Operational Police Hub Facility in Llangefni, Anglesey on a brownfield site to a BREEAM excellent standard.

SUSTAINABLE – BREEAM & Considerate Constructor requirements were managed to ensure ecological and biodiversity plans were administered, existing habitats were protected and minimal adverse impact resulted from the development. The team’s experience in proposing recycled content demonstrated significant benefit to the scheme where use of on-site recycled aggregate saved 582T of raw material.

LOCAL INVESTMENT – Local spend through the approval and appointment of new local supply chain members (C. L. Jones and CMP – both within 5 miles of site) who supplied 100% of aggregate and 90% of general building materials, reducing impact of traffic on the environment and facilitating increased local value.

EFFECTIVE HANDOVER – Through a structured approach to handover, aligned with the Government Soft Landing (GSL) principles of engaging and exchanging information early and effectively, the handover and occupation of the facility has been achieved with nil disruption to the effectiveness of client operations. Our project delivery team remained assigned as the single point of contact to address client requirements 6 weeks post occupation. By effectively managing the mechanical and electrical installation and ensuring fully communicated progress, early familiarisation training and on-going support has been delivered.

What was said ...
  • Keith OHanlon - Director - Lawray Architects

Richard Smart’s site management was first-rate. His practical and collaborative approach throughout and excellent communication reflected his personal commitment to the scheme and contributed significantly to the successful completion of the facility.

Damian Bryan’s effective management in support of Richard and site activities has helped contribute to the quality of the build. Although a traditional contract Damian was still keen to offer value engineering suggestions and alternative design proposals whilst actively contributing to cost control.

  • Ian Poole - Project Manager - North Wales Fire & Rescue Service

I would like to congratulate your company and its workforce especially Richard Smart (site manager) & Damian Bryan (contracts manager) on the manner in which our New Operational Police Station was undertaken in Llangefni.
The rapport between the client, design team and Read Construction was excellent, primarily through effective liaison, attention to detail, teamwork and a thorough proactive approach. Your ‘easy to deal’ with attitude accompanied with very high standards of workmanship reflects total diligence from Richard who has been our single point of contact during the contract, handover and beyond.
Our new station in Llangenfi is an exemplar asset within our estates, a new first in size, scale and complexity and sets the standard moving forward for North Wales Police
