Summary:

£1.6m NEC 3 Design and Build project for the construction of a new stand alone warehouse and office facility for Welsh Government.

LOCAL INVESTMENT – A key component of the tender and project delivery process, was the commitment to local investment and engagement. Read are committed to local investment and removal of barriers to local SME engagement. KPI outputs include:

–   93 weeks of training

–   81% spend within Wales

–  £1.4m spent locally

FLEXIBLE & SUPPORTIVE – When a locally appointed subcontractor experienced issues with material sourcing due to a manufacturer credit limit, Read stepped in and took over the material supply element for the subcontractor. This prevented the need to engage a larger non local subcontractor to carry out the supply and install package. Read work with our supply chain, recognising the importance of supporting local SME organisations with whom we have grown over the past 30+ years..

QUALITY – The warehouse floor, whilst appearing simple, was specified with extremely tight tolerances to accommodate the height and sensitivity of the end users storage racking. Local suppliers were vetted extensively to ensure the quality output met the required standard, which was achieved ‘Right First Time’ through strict quality control.

    TACP Architects have worked collaboratively with Read Construction of a wide range of projects including QiOptiq on St Asaph Business Park. This project was undertaken under a Design and Build contact and involved the design and construction of a new specialist repair and maintenance facility for precision equipment. The project involved a number of challenges and Read worked closely with both the client, Welsh Government, building end user, and design team to consider, develop and implement practical solutions throughout the project. Areas where Read collaborated and added value to the project by implementing effective solutions included:-

    • Consideration of building and site levels to establish the most efficient levels and practical drainage solutions for a complex site.
    • Development of maintenance and access arrangements to service the high security building.
    • Working closely with the end user to maintain their existing services and site security at their neighboring facility during construction phases.
    • Working closely with the client team to resolve challenging utility services installations and legal agreements to serve the new site.
