Project name: St Hugh's Church Hall, Timperley

Location: Manchester

Contract: JCT Standard

Value: £919,000

Duration: 34 weeks

A demolition and new construction project to replace the former temporary 1930’s uneconomical building with a new modern, purpose designed church hall and complementary two storey apartment block.

ENGAGING – The site’s location in a busy residential area, on a main route into Manchester, presented some logistical challenges that the site team overcame by ensuring co-operation of locals. The site team’s efforts to engage with local residents and businesses from the outset through regular project updates and an open-door policy ensured a cohesive and engaged community spirit, resulting in praise from the community.

LOCAL DELIVERY – Read are passionate about localism and local reinvestment – by supporting existing local supply chain with the appointment of new supply chain members, over 90% of the project material spend was achieved within 10 miles of the site, and new relationships have been established to deliver similar repeat works.

QUALITY – To ensure the high quality delivery of technically complicated masonry and natural sandstone detailing, Read partnered with a subcontractor with a long track record of collaborative working. The site team managed information and resources flow to ensure quality was embedded into the construction process and the work package was delivered without constraint.

What was said ...
  • Matthew Condron, Building Control Surveyor, Trafford Council

I found Phill very professional and easy to deal with.  The on-site work was always ready at the time of the site visit request which is important to us but also right when we inspected. The site in my experience was always very tidy and appeared very organised.  This project was a little different as it was a Local authority partner project where a different local authority does the plan check and then Trafford carry out the inspections. Throughout the project there were a number of minor queries raised by myself regarding technical details / specifications that required some clarification.  On all occasions Phil was very efficient in finding and forwarding any additional information ensuring that there were no time delays in the project.

  • Richard Crawford, Director of Property, Diocese of Shrewsbury

Phil was the site manager on a new build project valued at around £1million which involved the construction of a new parish centre and two flats for retired priests. For the duration of the project Phil was sharing the site with a fully functioning church. At all times during the project he worked closely with the parish persist to ensure the least amount of disruption to parish life. Including timing of deliveries, managing the access gate and coordinating works to accommodate funerals. His approach to the project and generally managing the construction and labour was excellent. He planned and programmed works well, being responsive in addressing problems and working closely with the client side design team to ensure its aspirations were met. It was a pleasure to have him managing our project.

  • David James, Btp Architects

It has been a pleasure working with Phil on the St Hugh’s Church Hall project. I have found him to be very organised on site, responds quickly and efficiently to queries raised by myself, other consultants and the Client.

He is very knowledgeable technically and is also receptive to new ideas and methods. He also brings to the table practical and aesthetic solutions to unforeseen problems which are inevitably encountered during the construction phase of projects. These were often implemented during the works. I look forward to working with Phil again on future projects.
