Summary:

New build construction of a BREEAM Excellent 320 pupil entry primary school through a Partnered contract. Through an integrated team approach, Read championed the project as a BIM pilot scheme.

AWARD WINNING – The offer to champion the project as a BIM pilot project demonstrates Read’s collaborative approach, through which, a programme of workshops, case studies and lesson sharing events was developed and delivered through the scheme. The programme upskilled the client, supply chain, design partners and other main contractors. This approach formed the basis of the Constructing Excellence Wales Special Recognition Award for Innovation 2015.

LEAN CONSTRUCTION – By deploying the LEAN construction principles of “”Right First Time”” and sequential inspection, built in quality was delivered throughout the project. These principles, now embedded as standard operating procedures, resulted in the project being awarded LABC Regional and All Wales Best Educational Building 2015.

SOFT LANDINGS – Through a structured approach to handover, aligned with the Government Soft Landing (GSL) principles of engaging and exchanging information early and effectively, the handover and occupation of the facility has been achieved with nil disruption to the effectiveness of client operations. Our project delivery team remained assigned as the single point of contact to address ongoing requirements 6 weeks post occupation. By effectively managing the mechanical and electrical installation and ensuring fully communicated progress, early familiarisation training and ongoing support was delivered.

Outcomes

Developing and building on long term relationships with repeat clients fosters an ethos of collaboration and LEAN working. Read have practiced the principles of collaborative and partnering for over 10 years and offer this management style to all clients on all projects. This long term relationship has nurtured an ongoing relationship to build on these principles to deliver mutually beneficial outcomes. By working in this way, Read presented the benefits to Constructing Excellence Wales and were awarded a Special Recognition Award, together with the project being flagged as an exemplar of best practice.

    Flintshire County Council’s experience of BIM to date demonstrates an improved coordination in construction sequencing which should help to identify and eliminate possible conflicts that could arise during the construction phase of the project.

    As a client FCC hopes that BIM will reduce the amount of design errors and on site wastage, saving on both project costs and internal resources and freeing up design staff to work on other fee earning projects.
